11 Things to consider before planning a home extension

According to survey of architects conducted by the AIA (American Institute of Architects), home additions are the "new trend" adding more living space to one’s home. This includes basement remodels/attic conversions.

Adding living space is popular, but many people start their extension project without knowing enough about design, local town ordinances, construction & planning. Things to consider:

1.      Will the extension enhance our family life?

2.      What do I want to use the extension for? The room should be designed beforehand, especially if it is a kitchen. It is more efficient & cost effective to add plumbing, electrical, waste lines, ventilation during the planning/building process.

3.      How long will it take to get permits?

4.      Does the architect/contractor have experience building extensions?

5.      What are the town regulations? Some towns only allow an extension if the outside matches the rest of the house. There may be a height, width restriction. You may have to be a minimum square footage away from a neighbor. The answers may affect the cost

6.      Can we avoid the "patched" look?

7.      Ask the town how much your taxes will be raised.

8.      Do you need additional insurance?

9.      What warranty will you get, in writing?

10.   Should you add solar panels?

11.   Will I consider adding a second story in the future?
